EdgeProp reported on 17 October 2026 that Bukit Sembawang Estates proposes to buy a 5.1 ha portion of the 13 ha Kallang Distripark site, based on a bourse filing made on the evening of 16 October 2026. The proposal sits inside a longer chain of steps that began with a zoning change proposed for the whole estate, so the dates below are set out in order.
Kallang Distripark in Sequence, Read From The Arcady at Boon Keng
August 2026: URA proposed amending the Master Plan to convert the whole privately owned Kallang Distripark industrial and warehouse site into a new estate of an estimated 2,250 to 2,550 condominium units across three private housing plots, with a 1.8 ha reserve site, a 2 ha neighbourhood park and added roads.
August 2026: analysts cited by The Straits Times, as reported by EdgeProp, estimated 600 to 800 condominium units for the plot later covered by the filing.
Evening of 16 October 2026: Bukit Sembawang filed details of a conditional put-and-call agreement with Tropical Warehousing Co.
17 October 2026: EdgeProp published the report on the filing.
Dates to be set by the parties: an extraordinary general meeting for shareholder approval, and in-principle approval from the Singapore Land Authority.
The plot itself is bounded by the Kallang River and Pelton Canal and covers roughly 51,000 sq m, including a 24,905 sq m plot with about 41 years left on its 99-year lease, which expires in 2067. EdgeProp said a fresh 99-year lease would need in-principle approval from the Singapore Land Authority, after surrender of the existing head lease. Permissible gross floor area is about 74,707 sq m at a gross plot ratio of 3.0, subject to approvals.
What the Plan Includes Near The Arcady at Boon Keng's Planning Area
The plan covers non-landed leasehold housing with commercial space on the first storey, a 2 ha public park, a 15 m wide waterfront promenade and new roads. The buyer would design, build, complete and maintain the park, promenade and road works, and demolish certain warehouses and buildings. EdgeProp described the location as city-fringe Kallang, about 5 km from the city centre and close to Geylang Bahru and Kallang MRT stations. The EGM vote excludes the seller-side entities and one director, who abstain, and Bukit Sembawang said the purchase diversifies a portfolio built on landed projects.
The Arcady at Boon Keng lies in the same Kallang planning area, in District 12. The freehold development has one 24-storey tower of 172 homes over four landscaped communal levels with 47 facilities, and every home faces north or south. It stands at 2 Saint Barnabas Lane, off Serangoon Road, with Boon Keng MRT on the North East Line about six minutes on foot. Expected vacant possession is 31 December 2028 and expected legal completion is 31 December 2031. The location page shows the nearby amenities.
