How far is The Arcady at Boon Keng from the MRT and the city?
The Arcady at Boon Keng is about a 6-minute walk from Boon Keng MRT and three stops from Dhoby Ghaut, with a bus stop at the door and PIE, CTE and MCP nearby.
Stamp duty on a home at The Arcady at Boon Keng is made up of Buyer's Stamp Duty (BSD), charged on a progressive scale from 1% to 6%, plus Additional Buyer's Stamp Duty (ABSD) at a rate set by the buyer's profile, from 0% for a Singapore Citizen buying a first home to 65% for an entity. The exact amount depends on the purchase price of the chosen home and the buyer's circumstances, and the rates below are those published by IRAS as at October 2026.
BSD applies to every residential purchase, whoever the buyer is. It is charged in bands, so each slice of the purchase price is taxed at its own rate rather than the whole price at a single rate. The residential rates in force from 15 February 2023 are:
| Portion of the purchase price | BSD rate |
|---|---|
| First $180,000 | 1% |
| Next $180,000 | 2% |
| Next $640,000 | 3% |
| Next $500,000 | 4% |
| Next $1,500,000 | 5% |
| Above $3,000,000 | 6% |
The bands add up in a straightforward way: the first four cover the first $1,500,000 of the price, the fifth carries it to $3,000,000, and anything above that is charged at 6%. The total is rounded down to the dollar. The same table applies whichever of the 16 unit types at The Arcady is chosen, from a one-bedroom-plus-study to a penthouse, and it is the same for citizens, permanent residents, foreigners and entities alike. Only the purchase price changes the result, which is why BSD can be worked out precisely once the figure for a particular home is in hand.
The clearest way to see the bands at work is to run a single figure through them. The example below uses $2,000,000. It is an illustrative figure for the arithmetic only, not the price of any home at The Arcady at Boon Keng; the price list for The Arcady is sent by the Sales Concierge on request.
| Band | Amount in band | Rate | Duty |
|---|---|---|---|
| First $180,000 | $180,000 | 1% | $1,800 |
| Next $180,000 | $180,000 | 2% | $3,600 |
| Next $640,000 | $640,000 | 3% | $19,200 |
| Next $500,000 | $500,000 | 4% | $20,000 |
| Remaining amount up to $2,000,000 | $500,000 | 5% | $25,000 |
| Total BSD | $2,000,000 | $69,600 |
Adding the bands gives $1,800 + $3,600 + $19,200 + $20,000 + $25,000 = $69,600. The first $1,500,000 accounts for $44,600 of that, and the remaining $500,000 falls in the 5% band, adding $25,000. No part of the figure reaches the 6% band, which starts above $3,000,000. The stamp duty calculator repeats this working for any purchase price and adds ABSD for the buyer's profile.
ABSD is charged on top of BSD. Where BSD is banded, ABSD is a flat percentage of the whole purchase price, and the rate depends on the buyer's profile and how many residential properties the buyer already owns. The rates from 27 April 2023 are:
| Buyer profile | First residential property | Second residential property | Third and subsequent |
|---|---|---|---|
| Singapore Citizen | 0% | 20% | 30% |
| Singapore Permanent Resident | 5% | 30% | 35% |
| Foreigner | 60% | 60% | 60% |
| Entity | 65% | 65% | 65% |
Read across the table, three common cases illustrate how the two duties combine:
Because ABSD applies to the whole price at a single rate, it is the larger of the two duties for any buyer who pays it at 20% or more, since the top BSD band is 6%. An ABSD remission exists for qualifying married couples where at least one spouse is a Singapore Citizen; conditions apply, and IRAS sets them. Buyers who are unsure which rate applies to them can check their position with IRAS or a conveyancing lawyer before exercising the option.
Seller's Stamp Duty (SSD) is paid by the owner, not the buyer, and only when a residential property is disposed of within a set holding period. For residential property bought on or after 4 July 2025, the rates are:
| Disposal within | SSD rate |
|---|---|
| 1 year of purchase | 16% |
| 2 years of purchase | 12% |
| 3 years of purchase | 8% |
| 4 years of purchase | 4% |
| More than 4 years after purchase | None |
For an owner who intends to live at The Arcady Condo for the long term, SSD does not come into play. It matters only for a disposal inside the first four years, and the full IRAS rules govern how the holding period is measured.
Stamp duty is paid separately from the purchase price instalments, so it sits alongside the progressive payments rather than within them. A practical sequence for a buyer at The Arcady @ Boon Keng is:
