Headlines about Government Land Sales can read like jargon. This explainer walks through the release of 13 August 2026 step by step, sticking to the wording URA uses, and then turns to The Arcady at Boon Keng in District 12.
The Government Land Sales (GLS) Programme is URA's schedule of sites offered for sale. Sites on the Confirmed List of the 2H2026 programme are those URA has committed to release; the list covers about 4,745 homes in total. The two sites in the 13 August release belong to it: Marina Gardens Lane, near Marina South MRT station, with about 390 homes, and Orchard Boulevard, near Orchard Boulevard MRT station, with about 110 homes.
The word "Confirmed" is URA's own label for sites that form part of the half-year programme, which is why both sites appear under it.
Both sites are offered for sale by public tender, which in plain terms is an open invitation to submit offers for a site by a stated deadline. Each has a closing time stated in the release: 12 noon on Thursday 15 October 2026 for Marina Gardens Lane, and 12 noon on Thursday 29 October 2026 for Orchard Boulevard. Counting from today, Friday 9 October, the first is six days away and the second is twenty.
Developers obtain the tender documents, called eDeveloper's Packets, through URA's One-Stop Developers' Portal. This is the channel for the documents; the release itself does not need to be read for legal detail to follow the calendar. The project papers for The Arcady at Boon Keng are a separate matter: its own brochure and site pages carry the project dates and facts.
Once a tender closes, the next steps belong to URA, and each further announcement on the programme will be published by the agency as it releases them. Nothing in the 13 August release goes beyond the two closing times and the portal arrangements described above.
The Arcady at Boon Keng is already launched, with its sales launch on 20 January 2024 as reported by EdgeProp. It is a freehold, single 24-storey tower of 172 homes at 2 Saint Barnabas Lane, off Serangoon Road, with 47 facilities across four landscaped communal levels. Every home faces north or south, and Boon Keng MRT on the North East Line is about six minutes on foot, with Bendemeer Market and Food Centre and Bendemeer Mall about six minutes' walk. The developer is KSH Ultra Unity Pte. Ltd., a joint venture of KSH Holdings, SLB Development and H10 Holdings (Ho Lee Group). The estimated land area is 5,246.8 sqm. Expected vacant possession is 31 December 2028 per the developer's brochure, and expected legal completion is 31 December 2031, or three years after notice of vacant possession if that is earlier. The site also carries a balance units chart and a recent-transactions page for readers who want the project's own records.
More detail on the neighbourhood sits on the location page, the homepage carries the project overview, and the Sales Concierge answers questions via the contact desk. Later announcements will be published as they are released.
